I guess some explosive or nuclear material like Uranium which is extremely expensive and highly dangerous.

) can buy enough Uranium to fill many, many rooms.

My colleague suggests a black hole. A black hole the size of a room is quite annihilating. Furthermore, it’s expensive to fabricate, I don’t think anyone could buy one.
